Development of Nauroji Nagar and other GPRA colonies

Ministry of Housing and Urban Affairs (MoHUA) appointed NBCC (India) Limited as implementing agency for re-development of Nauroji Nagar, New Delhi. NBCC is authorized to market the commercial space on freehold basis. NBCC is building Delhi’s only World Trade Centre situated in Nauroji Nagar, which is one of the largest commercial hubs with modern facilities and amenities and this project.

As on date, the company has sold a total unsold commercial inventory close to 24 lakh sq. ft. through multiple open e-auctions having sale value of over Rs 9600 crore thereby achieving more than 70 percent inventory sale with a workforce of around 3000 engaged in the construction of the project, it is expected that the project will be completed in the current FY 2023-24. Many prominent corporate have invested in WTC including HDFC, GAIL, Petronet LNG etc. Recently, HDFC has bought a full tower valuing Rs 1130 crore. owing to the popularity of the projects, Commercial space of Rs 2,650 crore was sold in the last six months.

NBCC has been a pioneer in bringing and successfully implementing the redevelopment model. In view of shortage of housing/land monetization/restrained budgetary support, a unique self-revenue generating model to redevelop the existing old dilapidated Govt colonies and properties was taken up by NBCC which is a self-sustaining model (without any burden on the Government exchequer). The sale proceeds generated from commercial units generated helps in constructing the GPRA colonies residential accommodation.

As a part of the redevelopment of 7 GPRA colonies in New Delhi, NBCC was tasked with the construction of three government colonies, i.e., Sarojini Nagar, Nauroji Nagar and Netaji Nagar. CPWD was given the responsibility of other four colonies.

Netaji Nagar originally consisted of 2772 old dilapidated quarters with appx 1.50 lakhs sqm BUA. These old dilapidated quarters are being redeveloped with construction of 2,458 new GPRA units with appx. 4.82 lakh sqm of BUA, GPOA with 2.42 lakh sqm and associated social infrastructure. Sarojini Nagar colony is being redeveloped partly as Residential colony with 6730 GPRA quarters having 10.85 Lakhs sqm BUA and partly as a Commercial hub with 35,000 sqm BUA and associated Social infrastructure.

The projects will be completed and handed over in phased manner in the time of next 2-3 years thereby changing the landscape of nearby adjacent area. The total employment generation across the three colonies executed by NBCC is over 1.12 crore man-days till now.

Unique Green Features

NBCC is working towards “zero emission” in its construction business. The company has taken utmost care in planning and designing of these projects to make them resource-efficient throughout their life cycle with reduced impact on environment & climate. All these projects have been designed to achieve minimum 3-star GRIHA rating.

  • The concept of efficient water management has been incorporated with focus on water recycle and reuse using dual plumbing system for using treated STP water for flushing and horticulture, Low Flush Toilets, and Rain water harvesting.

  • Further adequate capacity STP has been planned along with the concept of Zero Waste Discharge. Concept of Roof Top Solar power system has been incorporated to tap into solar potential.

  • The required pollution mitigation measures have been taken at the construction sites, such as barricading of sites with metallic sheets, using anti-smog guns to settle dust particles at working locations, covering loose material/debris with fabric sheets, regular sprinkling of water on the open areas, regular washing of wheels of the vehicles entering and exiting the site. Green net shields are being used to cover all faces of blocks under construction so as to minimize spreading of dust in the environment.
